Gateway to Vancouver
The nearby master-planned community of Collingwood Village, built by Concert Properties, is considered a model transit-oriented development that has delivered on expectations for the developer, transit authority, municipality, and the community. However, this did not lead to redevelopment of the area immediately surrounding the Joyce-Collingwood Skytrain station. Now, the City of Vancouver’s Joyce-Collingwood Station Precinct Plan seeks to address this in conjunction with TransLink’s planned upgrade of the station to improve service, add capacity, and accommodate future B Line service to UBC. Joyce by Westbank will be a prominent landmark in the quadrant immediately surrounding the station, helping to create a stronger, more cohesive neighbourhood.

Award-winning Vancouver architect, Henriquez Partners, has created a unique building design inspired by the metaphoric quilting of ideas and cultures in Renfrew-Collingwood, overlaid with a river pattern on the facade that speaks to the environs of the Fraser estuary. Offering commercial opportunities at grade and a range of living spaces above, Joyce will play a leading role in meeting the neighbourhood’s needs for more housing opportunities, improved public life, and better access to transit.
Pricing for Joyce
With Joyce currently in the pre-construction phase, final pricing has not yet been made public. Estimated starting price will be $300,000. Interested buyers are advised to sign up to our VIP list to ensure receipt of priority updates.
Floor Plans for Joyce
Floor plans have not yet been released. However, the following mix of condominiums has been proposed:
- 30 x studio from 463-518 sq ft
- 110 x 1-bedroom from 505-605 sq ft
- 90 x 2-bedroom from 678-950 sq ft
- 26 x 3-bedroom of 914 sq ft
Amenities at Joyce
The top floor will feature indoor amenities that include a gym, lounge, library, music room, and study rooms. An adjoining
outdoor rooftop will offer a fire pit and lounge furniture, harvest/potting table, garden planters, vertical climbing wall, and a colourful mounded play form atop a rubberized surface that can function as a kids play zone or outdoor exercise area.
Animating the interface between the lobby and the enhanced streetscape will be a water feature with public art and wooden perimeter benches. Some residences on the second and fourth floors of the building podium offer outdoor landscaped patios.
Parking and Storage
Six levels of underground parking will provide eight commercial, 128 residential, and three car share parking spaces. Bicycle storage will consist of two commercial and 320 residential Class A spaces, and six commercial and six residential Class B spaces. Residences are to be served by two Class A and one Class B loading docks, while retail units will share one additional Class B loading dock.
